My sense is that John is as good as it can get, but unfortunately, fighting rats is just inherently a very difficult job... At least where we live, if there's any small hole anywhere at all that gives access to the attic or crawlspace, you're done for: the rats will find it quickly, and then it's a several-week process of using bait to poison and lure the rats out of the house (or jump into the house if your daughter leaves the door open: http://i538.photobucket.com/albums/ff345/mobspin/rat.jpg) The bait needs to be checked every couple days-- if the bait runs out, John comes by and puts more. Finally, when the some bait is left over for a few days, the rats are temporarily "gone," so it's time to seal up the hole.. and then wait for the next hole to show up. :( I have a feeling we'll be dealing with rats for years to come.
